What is with the legal notices?

Has the law changed to no longer require an "address" for a property transfer? Or the value of said transfer?

It will be interesting to see if these are omitted at the CC website parcel search. The value of property is the way taxes are levied. If we want to know what the recent values of property being sold in our neighborhood, where would we look? What will we use as justification of erroneous tax assessments? Freedom of Public Information?

A property transfer is not always a sale

Comparable sales in a neighborhood are used as the basis for property values. A property transfer listing is not always a sale; quite often the property listed does not change hands, but is transferred within legal documents for various reasons. Those are not used in setting property values.


You are correct about the transfer issue.

I look at the CC property transfers each and every Sunday, religiously (-: I've done this for years. I do not remember this practice of no address or no value or zero value being a part of the printed legal transfers until the last couple of months.

Because transfers aren't always sales, you'd have to assume the $0 listing is one that involves a title change only.

The $0 listings have always been in the court records. It's only in the past couple of months that we started including them with the intention of providing all of the available records. If it's confusing, we might rethink it.
