Failed office park could become homes

A Columbia County developer is hoping homes will prove to be more popular than office buildings on a long-vacant plot of Martinez land.


Joe H. Todd, president of JHT Construction of Evans, has applied for rezoning of a 3.25-acre site on Furys Ferry Road at Old Ferry Road adjacent to the Oak Brook subdivision to allow construction of 26 townhomes.


Currently, the manicured site – which already includes parking lots, curbs and landscaping – is zoned professional, laid out in 2008 for an office park. After being marketed unsuccessfully through various real estate agents, the land went into foreclosure last year without a single office being built.


Todd, who is under contract to purchase the property from First Bank, plans to go before the Columbia County Planning Commission Thursday to rezone the site to townhome residential.


“This piece of property has kind of been an eyesore in the county for a long time,” Todd said. “We want to bring it back more into the county’s growth management plan from what it already is. We think with all we’ve proposed, it should fit in nicely with all that’s adjoining.”


According to Planning Commission documents, each of the attached single-family homes will be a minimum of 1,400 square feet, with brick exteriors and concrete-board siding allowed as accents.


Construction on the site will keep much of the office park’s layout, though the extensive parking areas will be reworked, Todd said.


“Right now it looks professional, like it was designed to look,” he said. “We’re going to soften the look, we’re going to create some islands in the parking areas. ... We’re going to increase some greenscapes along Furys Ferry.


“Overall, it’ll be a good completion to the project.”


The Planning Commission meets at 6 p.m. Thursday in the Evans Government Center Auditorium.

Another planned area that has not "panned out", as in gold. This will be a great asset to the entrance of The Plantation. Five lanes of William Few Pkwy with Section 8 housing and strip malls in the swamp.

And then Washington Rd at General Wood which Kiokee Baptist seems to own?
